Investment Property - Residential
Our commission structure terms are as follows:

1. An initial fee of $500; plus
2. On the first $400,000 of the sale price a fee of 4% is applicable; plus
3. On the balance of the sale price a fee of 2% is applicable;
4. Plus GST

NOTE: The minimum fee chargeable is $11,000 + GST

Investment Property - Commercial
Our commission structure terms are as follows:

Yes. GST is paid on all commissions.

 

As is the standard practice, we will ask you to contribute to the marketing of your property.

 

This is not essential but is certainly always of interest to potential buyers and can assist in ensuring your property is priced appropriately for the market.

 

Theoretically, yes the values should be on par. A registered valuation is based on a carefully calculated formula. However, what a valuer can't always get 100% right is...market demand. Today people are after a certain type of property. Tomorrow they are onto something else. It is this seemingly fickle behaviour of the market that drives property values up and down.

 

It is the responsibility of the landlord or their Property Manager to provide written notice to the tenant.

 

You can only sell with vacant possession on a Sale and Purchase agreement if the property has a periodic tenancy or the tenant is given 42 days notice to vacate. If however the tenant has a fixed term tenancy, then you can only sell the property as a tenanted property.

 

The tenant must provide reasonable access to an agent, once the agent and tenant have agreed on access times and dates.

 

The bond will be transferred through the Bond Centre by the outgoing Landlord to the incoming landlord

 

Communication is critical. Talk with your tenants or Property Manager and work with them to fit in with their needs as best as possible. This is where Crockers Investment Specialists are expert in dealing with tenants - helping you maintain your income.

 

Your solicitor should check the Sale & Purchase agreement, ensuring that any sitting tenant obligations are met and ensuring that settlement includes rents paid up to and past settlement dates as well as costs for utilities.

 

As the vendor, you will have the opportunity to sign off the proposed marketing plan. However, at Crockers we believe a sign is an integral part of the marketing campaign to promote your property...a real must.
